For Altadena families coming home

Come home to Altadena.

You want to rebuild the home you lost — not sell your street and start over somewhere else. We make it possible: we design it, navigate the L.A. County permits, and build it back at a fixed price. And we help you bridge the gap between your insurance check and what the rebuild actually costs.

You own your home the whole way. We're your builder — never a buyer.

The hard part isn't wanting to come back

It's the money and the maze.

Almost every Altadena family we talk to wants to rebuild. Two things stop them: the insurance check rarely covers the full rebuild, and the L.A. County process feels impossible to navigate alone.

We handle both. One accountable team designs your home, takes it through the County's like-for-like rebuild process, and builds it under a fixed-price contract — and we help you structure the financing so the gap between your insurance and the cost stops being the thing that keeps you from coming home.

How it works

Four steps, and you're home.

01

Design & plans

We design the home you want to come back to — working within the County's like-for-like rebuild path to keep it fast.

02

County permits

We take it through L.A. County's Eaton-fire rebuild process for you — the paperwork, the reviews, the approvals.

03

Fixed-price build

A defined price and schedule — roughly 16–18 months of construction, no open-ended allowance sheet.

04

You move home

You hold title the entire time and approve every decision. When it's done, you move back into your own street.

The financing piece

Your insurance is the start — not the whole story.

After the Eaton fire, most homeowners found their coverage doesn't stretch to a full rebuild at today's costs. A construction loan bridges that gap — and it works differently (and gently) than people expect.

You don't borrow it all on day one.

A construction loan is a line of credit, not a lump sum. The bank approves the full amount, then releases it in stages as the work is finished and inspected — so you pay interest only on what's actually been drawn.

Done

You pay interest on the average balance drawn over the build — not the full loan for the whole time. That's a fraction of what most people assume.

The foundation

Your insurance

Your dwelling proceeds go in first. Code-upgrade coverage, when it comes, reduces what you borrow dollar-for-dollar.

The bridge

A construction loan

Covers the gap between insurance and the full cost. Staged draws, interest only on what's used.

Your strength

A lot owned free & clear

If insurance retired your mortgage, your land is strong collateral — the best position to borrow from.

Your control

You choose the lender

We introduce you to construction lenders and explain the process. You choose and control your own financing — we never advise on it.

The numbers, honestly

What an Altadena rebuild really runs.

Every home is different, but here's the honest shape of it — drawn from current Altadena rebuild costs and the L.A. County process. Illustrative, not a quote.

Rebuilding also lets you keep your original property-tax base rather than being reassessed — one of several reasons rebuilding often beats walking away. We'll lay out your specific numbers in the free rebuild plan.

Straight answers

Questions Altadena owners ask.

What if my insurance won't cover the whole rebuild?

That's the normal case, not the exception. Your insurance is the foundation; a construction loan bridges the rest, with interest only on what's drawn as work progresses. We help you understand the structure and introduce you to lenders — you choose your own.

Do I have to deal with the County myself?

No. We take your rebuild through L.A. County's like-for-like process — plans, submittals, and approvals — so you're not navigating the permit maze alone.

Can I build back bigger?

The County's fast-track path allows the greater of +10% or +200 square feet over your original home. Larger than that is possible but steps out of the streamlined process into current zoning review — we'll walk you through the trade-off.

Do you take any ownership of my property?

Never. You hold title the entire way and approve every decision. We're your builder — this is a construction service, not an offer to buy your lot.

Do you give financial or insurance advice?

No — and we're careful about that line. We explain how the rebuild and construction-loan process works and introduce you to independent lenders. All financial, insurance, and tax decisions are yours and your advisors'.
